What is an REO?
It is a property that has been obtained by a lender after a foreclosure process due to the buyer's inability to pay.
What is a Short-Sale?
A short-sale is a property sale where the seller owes more than the price of the house-it requires the approval of his lender to be able to sell the property. Under the new HAFA guidelines (Home Affordable Foreclosure Alternatives) the requirements for a seller are: must be a home owner's primary residence, only apples to 1st mortgages (not Fannie Mae or Freddie Mac), the loan must have originated before Jan 2009, loan is delinquent or default is reasonably foreseeable, unpaid mortgage balance is LESS THAN $729,750 and monthly mortgage payment exceeds 31% of home owner gross income.
